<p>The 5 existing blocks of flats, were in serious state of disrepair and deteriorating rapidly. Leaks were apparent inside the properties which could not be identified on roofs due to water tracking thought the roof construction, often many metres from the point of ingress, rendering repairs virtually impossible.</p>
<p>This is a well known scenario across the borough and it was decided by the property management team that a familiar repair route should be adopted. Therefore a new metal roof strip tile at 30º  with Aluminium Fascia/Soffit and Gutters.</p>
<p>The roofing contractor invited FTP Systems to carry out a detailed survey of the existing roofs and prepare structural calculations and drawings to assist in clearing planning consent and building regulations approvals.</p>
<p>The new structure was planned with a continuous ridge line and with 500mm roof overhands to the periphery. All services were extended through the new roof void and exhausted through the Eternit slates. Additional insulation was installed to enhance the buildings heating efficiency and internal walkways were created to allow access for maintenance. Five compartmentation (with five fire doors for the walkways) were provided by means of Envigorat fire curtains.</p>
<p>The FTP Propped Rafter Structure is lightweight, yet strong enough to carry the Eternit slate coverings. Having a minimum number of components it is quickly erected by trained operatives. Site pull-out testing allowed an accurate assessment of the holding down fasteners which were fixed through the existing failed waterproof membrane into the sub-structure. This method of construction allows the tenants under the roofs to be maintained in their homes during the renovation works.</p>
<p>The project, which again was on-time and on-budget, shows considerable aesthetic enhancement and has increased the asset value of the property. It also offers a significantly longer maintenance free life than could have been achieved by simply relaying a flat roof.</p>

<p>The flat-to-pitch roof conversion was a key element in a major refurbishment programme at Burma House. The overall project was overseen by Welling Partnership, a property and consultant specialist, who liaised directly with Swaythling Housing Society Ltd.</p>
<p>Drew Smith Ltd were responsible for the main contract of the project, which included stripping the tiled fascia from the 3rd storey, replacing all the doors and windows, and reinstating the concrete tiles to rejuvenate the buildings exterior. The buildings interior was also painted and redecorated as part of the main contract.</p>
<p>The geometry of the building was causing a challenge for the architect, as the final design brief was to have the roof facetted around the curved area to compliment the profile of the building, with the lift housing as a feature standing proud of the main roof. The rest of the roof would be a double hip ended duo-pitch roof at 15º.</p>
<p>As part of the FTP package, a fabricated truss system provided the 15 º structure – its point of contact being the timber wall plate provided by Drew Smith Ltd, which eliminated the need to point load any area of the existing roof structure. William Cooper Ltd rapidly erected the trusses at 3m centres allowing FTP’s bespoke manufactured 15 º purlin to span with ease. Every individual section is proved, incorporating external loadings and dead loading, to at least a 3:1 safety factor by means of structural calculation.</p>
<p>The white plastisol fascia, vented soffits and the ridge and hip flashings were site measured and provided by FTP Systems, while LaFarge Roofing supplied TerraPLEGEL Hi-Load 0.9 bold rolled ridge to eaves tile effect sheet, Spirtech 250 vapour permeable underlay and other associated products.</p>
<p>Yet another project completed ahead of programme and under budget.</p>

<p>The white plastisol fascia, vented soffits and the ridge and hip flashings were site measured and provided by FTP Systems, while LaFarge Roofing supplied TerraPLEGEL Hi-Load 0.9 bold rolled ridge to eaves tile effect sheet, Spirtech 250 vapour permeable underlay and other associated products.</p>
<p>Yet another project completed ahead of programme and under budget.</p>

<p>The quadrangle buildings of Cottage Grove, in Lambeth, were in serious state of disrepair and deteriorating rapidly. Leaks were apparent inside the properties which could not be identified on roofs due to water tracking thought the roof construction, often many metres from the point of ingress, rendering repairs virtually impossible.</p>
<p>This is a well known scenario across the borough and it was decided by the property management team that a familiar repair route should be adopted. Therefore a new Eternit 2000T slate roof at a 37 º pitch with PVC Fascias and soffits were proposed over an FTP Systems structural framework to blend in with neighboring buildings at Fenwick Place, which also benefits from an FTP Systems structure.</p>
<p>The roofing contractor invited FTP Systems to carry out a detailed survey of the existing roofs and prepare structural calculations and drawings to assist in clearing planning consent and building regulations approvals.</p>
<p>The new structure was planned with a continuous ridge line and with 500mm roof overhands to the periphery. All services were extended through the new roof void and exhausted through the Eternit slates. Additional insulation was installed to enhance the buildings heating efficiency and internal walkways were created to allow access for maintenance. Five compartmentation (with five fire doors for the walkways) were provided by means of Envigorat fire curtains.</p>
<p>The FTP Propped Rafter Structure is lightweight, yet strong enough to carry the Eternit slate coverings. Having a minimum number of components it is quickly erected by trained operatives. Site pull-out testing allowed an accurate assessment of the holding down fasteners which were fixed through the existing failed waterproof membrane into the sub-structure. This method of construction allows the tenants under the roofs to be maintained in their homes during the renovation works.</p>
<p>The project, which again was on-time and on-budget, shows considerable aesthetic enhancement and has increased the asset value of the property. It also offers a significantly longer maintenance free life than could have been achieved by simply relaying a flat roof.</p>

<p>Beulah Court Retirement Home in Halesowen, West Midlands, was becoming an increasing nightmare for Dudley Metropolitan Council due to water ponding on the failed flat roof which allowed water ingress, which in turn created unacceptable humidity levels inside the building.</p>
<p>The council determined that a long term solution was preferable and so decided to convert the flat roof into a pitched roof.</p>
<p>FTP Systems Ltd were approached to consider the problem and subsequently proposed that a tile effect cladding sheet be adopted to blend in with the adjacent housing. A small 270mm soffit or overhang was considered the best way of ensuring light access to the many nooks and crannies</p>
<p>created by the highly irregular platform of the building. A late extension with an unsympathetic pitched roof was skilfully incorporated into the new scheme. Following approval under planning and building control, construction was commenced.</p>
<p>The Kami TerraPLEGEL Hi-load Roof tile sheet, by Lafarge Roofing was adopted due to its conventional tile effect appearance, its capacity to span between purlins (up to 1400mm), and its availability in long sheet lengths enabling ridge to eaves to be achieved in one sheet length. The FTP Post and Purlin system readily accepts the Kami sheets, due to having a 67mm wide flange pre-pitched to the chosen roof pitch, of 10º in the case of Beulah Court. The 3000mm spanning capacity of the purlin results in fewer penetrations of the existing roofing to hold the roof down to the existing roof timbers with a consequent benefit in reducing the risk of water ingress during construction. This security gave the building management the confidence to carry out the works with the tenants’ in-situ, thereby eliminating the stress of upheaval to the tenants and saving in consequential costs. New insulation was installed to enhance the comfort of tenants and reduce heating costs.</p>
<p>The overall lightweight building fabric did not need any reinforcement to allow it to accept the new superstructure whilst enabling speedy installation due to the industrial character of the building system yet providing a building system that is patently not industrial.</p>
<p>The improved appearance of the building with powder coated aluminium gutters, fascias and soffits is impressive. Asset value has been increased and running costs have been reduced.</p>
<p>Another project completed on time and on budget!</p>
